Two very different people land on this page: someone about to buy a house, and someone who has been chasing a problem that only happens sometimes. Both need the same thing — a methodical look at the whole system instead of a guess at one device. You get a plain-language report of what we found, what matters, and what can wait, with an upfront price for the inspection itself.
What We Handle
- Full-home electrical inspection — panel, visible wiring, devices, grounding and bonding, and any obvious code or safety concerns.
- Pre-purchase inspection — a focused electrical look before you buy, which a general home inspection often only skims.
- Intermittent-fault troubleshooting — the flicker that happens at 6pm, the outlet that works until it doesn’t, the breaker that trips once a month.
- Older-home assessment — aluminum branch wiring, ungrounded two-prong circuits, cloth-insulated conductors, undersized service.
- Post-storm or post-remodel check — after surge damage or after someone else’s work.
- Safety walkthrough & report — what needs attention now, what to plan for, what’s fine as-is.

Older Tucson Homes Have Patterns
Houses accumulate electrical history. A patio added in one decade, a converted garage in another, a DIY outlet somewhere in between — each is fine on its own and the combination is what produces the odd behavior nobody can explain. An inspection maps that history instead of chasing one symptom.
The specific things worth knowing about in this area: ungrounded two-prong circuits in older neighborhoods, aluminum branch wiring in mid-1960s-to-1970s construction, service capacity that was generous before central AC and is marginal now, and heat-degraded connections in attics and garages where summer temperatures are brutal on terminations.
For a pre-purchase inspection, the value is negotiating position. Knowing that the panel needs replacing before closing is a very different conversation from discovering it afterward.

Pricing, Up Front
Tucson-area electrical inspections typically run about $150–$200 depending on the size of the home and how deep you want to go — a focused pre-purchase electrical look is a different job from a full diagnostic hunt for an intermittent fault. We’ll quote the inspection before we start, and if it turns into repair work, that gets quoted separately and approved by you first.

Inspection FAQ
What does an inspection cover?
Panel condition, visible wiring, outlets and switches, grounding and bonding, and any visible code or safety concerns — plus a plain-language summary of what needs attention now versus later.
Can you inspect before I buy a house?
Yes — it’s a common request and a good idea for older Tucson homes, where the electrical section of a general home inspection is often fairly shallow.
My problem only happens sometimes. Can you still find it?
Usually. Intermittent faults take longer because reproducing the condition is most of the work, so tell us when it happens and what else is running at the time — that narrows it down a lot.
Will you try to sell me repairs?
We’ll tell you what we found and rank it by actual risk. Anything urgent we’ll say is urgent; anything that can wait, we’ll say that too. You decide what to do next.
